Elm Grove was a full scale remodel / rehab of the 1930's Colonial revival home.
This space was essentially in the original 1930s condition when we found it, with minimal updates. Because of a scale of the project, we phased out the work.
We first started with what was needed to make it livable in modern times.
Phase 1: The kitchen got a low cost facelift which included new floors, appliances, additional RTA cabinets, new fixtures, and a fresh coat of paint to the original cabinetry. We were cognizant not waste money wherever possible, so the temporary fridge (smaller to fit the existing space), and the new cabinetry would be relocated to basement utility space when we did the full-scale remodel.
The Basement was completely refinished and configured to make use of all possible square footage, aside from a dedicated storage space. We added a full bath with tub, Office with egress, and a TV/ playroom.
The bathrooms through out the house were remodeled in the spirit of the home. For the powder room we kept the small footprint, as it was required for the main floor, but we modernized and sourced small space fixtures. For the second floor bathroom we removed the tub and opted for a large walk-in shower. The multiple styles of porcelain tiles used were meant to pay homage to the original style.
Additionally all windows were replaced and original oak floors refinished.
Phase 2:
For the full kitchen remodel, we took everything out - down to the studs, but being sure to retain the plaster moldings, archways and other architectural details wherever possible. We enhanced the flow and entertaining ability of the home, but opening the dining room to the kitchen, and adding a customer french door out to the new Trex deck. We leveraged semi custom cabinets and had a fantastic capenter provide custom finish details, which saved us on budget, allowing us to install gorgeous black quantize countertops.
Throughout this project we aimed to keep the scale of the home in mind, as well as maintain the historical charm of this original Sears home.
